#Real estate ‘evangelist’ makes a stunning $4.2M real estate play

We hear that top broker and so-called “chief evangelist” at Compass, Leonard Steinberg and his partner Thom Caughlin have just bought their own Connecticut dream house for $4.2 million.

The five-bedroom home, built in 1905, is a stone-and-shingle structure that was formerly the gate house to Conyers Farm.

 It’s part of a gated community created by polo-playing billionaire Peter Brant, who is married to model Stephanie Seymour. (The couple tragically lost their son Harry last month. ) 

Known as Conyers Farm, the community is made up of lots sized at a minimum of 10 acres, and features the Greenwich Polo Club, where the Duke of Sussex played polo back in 2013, when he was still known as Prince Harry. Past and current residents of Conyers Farm include Tom Cruise, Justin Timberlake and Jessica Biel and filmmaker Ron Howard.

The home, at 2 Conyers Farm Drive in Greenwich, was last asking $4.49 million. The property also features a guest barn and room for a pool.

“We saw it and got an accepted offer the same day,” Steinberg said. “It’s an exquisite rural experience with security just 45 minutes in from Manhattan, which is extraordinary. You feel like you are hundreds of miles away.” The listing brokers was Douglas Elliman’s Jennifer Leahy.

Beyond Hudson Yards: While the Hudson Yards’ Vessel — Thomas Heatherwick’s inverted beehive to nowhere — may be closed, following the third suicide in less than a year, his first residential project in North America is just getting started. A pricey penthouse at Lantern House, on the High Line in West Chelsea, has gone into contract with an asking price of $18.97 million. The four-bedroom and 3½-bathroom penthouse features a large outdoor terrace.

Inside Houston House: Developer Matt Lee is auctioning a unit at 298 E. 2nd St., a nine-story new condo development on the Lower East Side known as Houston House. Originally asking $3.44 million, the third-floor, full-floor, 1,800-square-foot residence comes with two bedrooms, three bathrooms and outdoor space. It will have a starting bid of $1.75 million. The online auction, held by Misha Haghani’s Paramount Realty USA and reality TV star/broker Ryan Serhant, of Serhant, will be held on March 23 for 48 hours.
